A client came to us with a single investment property a 55,000 sq. ft. office and industrial unit which was currently rented out. The client had a mortgage and SWAP arrangement from which they wished to refinance to exit and they also wished to raise some additional capital to fund further property investment in the UK. The financial details were: – Current mortgage: £1,600,000, SWAP £40,000 and additional capital required of £360,000. This set us a target to finance of £2,000,000.

The office premises were valued at £4,000,000 so we used a first charge against this and the annual rental income of £300,000 (rented out on a 15 year lease) as evidence of ability to service the loan to raise the required refinance at 2.45% above Bank Base Rate over the loan term of 15 years sought. Another happy client.
