A professional landlord client approached us who had recently built eight, three-bed terraced houses. He’d financed these properties from his own cash and had since sold three of them. The client wished to raise capital against the remaining five unencumbered properties to use for further property investment. The loan required was £618,750 representing 75% LTV.

Using our expertise and knowledge of the market we used the collateral of a first legal charge over the five existing freeholds of worth £825,000 (5 x £165,000) as well as the rental income flow of £41,700pa (5 x £8,340 p/a) to obtain the full amount required at a competitive rate of Bank Base + 3.75% over the 10 year loan term required and as an interest only loan as requested by the client.
